An exciting addition to RED Development’s revival of Biltmore Fashion Park, the Smead Capital tenant improvement turned underutilized second-floor storage – once part of a 1950s department store – into a vibrant corporate headquarters for a leading Arizona-based mutual fund manager. Brand, function and ingenuity combine in this delivery, blending private offices and a central bullpen with a bright reception area, collaborative spaces, podcast studio, employee kitchen and cozy dining nooks. A 225-foot window line cut into the building’s exterior serves as a project cornerstone, requiring complex coordination within Biltmore’s live retail environment but ultimately delivering a transformative result. Graphics of historic trading floors add a finishing touch to this adaptive reuse effort, as do varying ceiling heights providing architectural interest and further expanding natural light.
